Disclaimer: The following
information outlines the rental policies and practices
of Mara Lee Vacation Rentals. Please read these policies
and practices in order that you are fully aware of the
policies and practices when booking a reservation and
renting a property from Mara Lee Vacation Rentals. By
making a reservation, you are stating that you have
fully read, understand and agree to the rental polices
and practices as outlined by Mara Lee Vacation Rentals
Policies.
Please note: When making a
reservation, the rental agreement is contracted between
the reserving person and Mara Lee Vacation Rentals. The
agreement is not transferable to another person, party,
friend or family member. The person making the
reservation is the responsible party and acknowledges
all polices and procedures of Mara Lee Vacation Rentals
and the resort's rules and regulations governing the use
of vacation property, resort property and its amenities.
The reserving person will be responsible for ensuring
that himself/herself, and all guests, whether they are
registered in the rental property or not, adhere to the
rules and regulations affecting the property, building
and resort community. Not adhering to the policies and
regulations can cause loss of rental monies, deposits,
additional charges and eviction. The
reserving/responsible person must check-in, stay in the
property for the length of the rental period, and check
out with the on site resident manager.
Family Oriented Vacation
Accommodations
Mara Lee Vacation Rentals provides
family oriented vacation accommodations and will not
rent to vacationing students or young adults under the
age of 25. The responsible person must present a
valid driver's license at check-in. Please note:
Parents must be staying at the rental property at all
times with children, teenagers and young adults under
the age of 25. During spring break season, we require
one parent for every two persons under the age of 25.
Our rental properties are monitored for violation of
this policy and other policies. Reservations made under
false pretenses are null and void and all rental
payments and reservation/security deposit will be
forfeited and eviction will occur. No Exceptions.
Hospitality Code: No smoking, No
pets, No damage and No theft. Strict adherence to
occupancy limits.
Smoking is NOT permitted in the
condo or on the balcony. No exceptions.
Smoking is NOT permitted in the
vacation home or around the home's premises, including
the front porch, patio, deck, yard or garage. No
exceptions.
Pets are NOT allowed. No
exceptions.
No Smoking and No Pets Policy assures
guests who are allergic to smoke and/or pets that Mara
Lee Vacation Rentals accommodations are comfortable for
all vacationing guests.
Mara Lee Vacation Rentals manages
privately owned properties and enforces a strict NO
SMOKING and NO PETS policy.
Reservations made under false
pretenses or violation of policies will be subject to
forfeiture of deposit, rental fees and eviction.
Occupancy Limits
Florida State Licensing Regulations
require occupancy limits based upon square footage of
the condo or home and sleeping accommodations.
Therefore, the number of guests must not exceed the
maximum guests allowed (including all children and
babies) as indicated on the Mara Lee Vacation Rentals
web sites and on your rental confirmation for the
vacation property. Vacation properties with Mara Lee
Vacation Rentals will accommodate 6-10 guests depending
on the property. If the occupancy limit is exceeded,
then guests will be evicted and rental payment and
reservation/security deposit is forfeited. No
Exceptions.
Reservation/Security Deposit
A reservation/security deposit of
$200-$250 (depending on unit) for condos, $350 for
homes, or $500 for luxury vacation rentals is due upon
booking a reservation. This deposit will be fully
refunded by check within 14 days of departure providing
there is no smoking, no pets, no damage, no theft,
adherence to occupancy limits and all policies and
conditions are followed.
Rental Payment Policy
In addition to the rental rate, a $50
non-refundable processing fee and exit cleaning fee are
added to the rental invoice. The cleaning fee varies
based on the type of property. An additional $75-$85
condo cleaning fee, an $85 home cleaning fee or a
$115-$135 luxury home cleaning fee will be added to the
invoice. Florida tax is 11 % and it is added to the
rental rate and fees. Full rental payment is due 30 days
prior to arrival and may be paid by a personal check or
bank cashier's check. There will be a $25 charge on each
return check for insufficient funds. We do not accept
credit cards.
Reservations made on short notice
(less than 30 day prior to arrival) require payment by a
bank cashier's check for deposit and rental payment. No
personal checks will be accepted for short notice
bookings. Credit cards are not accepted.
Spring break and summer season require
weekly rentals. Four night minimum stay required off
season.
The rate information provided, though
deemed accurate, is not guaranteed. It is subject to
errors, omissions, change of price or withdrawal without
notice. We reserve the right to correct rates, fees and
taxes that may have been misquoted due to human or
computer error.
Cancellation Policy
Please contact Mara Lee Vacation
Rentals as soon as possible in the event you must cancel
or change properties or dates.
A $100 cancellation fee, the $50
non-refundable processing fee and the 11% FL tax will be
required on all canceled reservations. The
reservation/security deposit (minus the cancellation
fee, processing fee, and FL tax) is refunded when proper
notice has been given via phone or in writing and it has
been acknowledged by Mara Lee Vacation Rentals. Daily
and weekly reservations must be canceled at least 30
days prior to arrival and monthly reservations must
be canceled 90 days prior to arrival or the full
amount of the reservation/security deposit is forfeited.
Please note: If the reservation is not canceled within
these time limits, then you will incur not only the
cancellation fee, non-refundable processing fee and FL
tax, but, will also forfeit the reservation/security
deposit.
No refund of rent for early departure.
Property Assignment
At the time of reservation and
confirmation, a vacation property will be assigned to
you. However, Mara Lee Vacation Rentals reserves the
right to change property assignments due to maintenance
repairs or other issues that may occur.
Check-in/Check-out
Check-in time is 4:00 p.m.- 6:00
p.m. On-site resident managers are happy to welcome
you and show you to your vacation accommodations. Your
satisfaction is important to us. Guests, who are
planning to arrive after 6:00 PM CT, are asked to
contact Mara Lee Sieve to set up a specific arrival
appointment which has been established PRIOR to the
arrival date. Failure to make special arrangements for
late check-in with Mara Lee Sieve may result in
unnecessary delay or next day check-in.
Guest's Property Inspection Check
List: Mara Lee Vacation Rentals makes every effort
to see that your rental property is in excellent
condition when you stay with us. At check-in, you will
receive a Property Inspection Check List. We ask that
you promptly review your accommodations and please note
any appliance maintenance problems, damage or
unsatisfactory conditions. Please return it to
management within 24 hours of occupancy. If you do
not return the completed form, we will conclude that the
rental property is in good order. After your stay, the
property will be inspected by management. Should there
be any damage, loss, repair work or extra cleaning
required, then, you will be responsible for these
conditions and costs.
Guest's Responsibilities:
During the rental period, guests are responsible for the
rental property, its contents, their personal belongings
and themselves. Guests must close and lock doors, garage
doors and windows when going out of the rental property.
Check-out time is 10:00 am.
Check-out time is no later than 10:00 am. Guests,
who are late departing, will incur 1/2 current day
rental, FL tax, and additional charges for an extra crew
member for housekeeping. These charges will be deducted
from the security deposit. An additional housekeeping
crew member will be required in order to prepare the
accommodations in a timely manner. Keys, garage door
openers, and gate fobs must be returned at check-out to
the on-site managers. If your key is lost, then
re-keying charges will occur. The property will be
re-keyed by a professional service company. Please note:
Re-keying the locks to the vacation property is
expensive. The guest will be responsible for the
re-keying and replacement costs. No exceptions. If the
garage door opener or gate fob is not returned to Mara
Lee Vacation Rentals upon departure, the guest will
incur replacement costs. Charges will be deducted from
the security deposit. If the charges exceed the deposit,
then additional payment is required by the guest.
Air Conditioning and Heating
Please do not leave the doors or
windows open while the A/C or Heater are operating.
These are privately owned properties and the owners
cannot withstand unreasonable utilities bills. Please be
respectful and keep the air conditioning and heat at a
reasonable temperature setting. Please keep the doors
and windows closed when using the A/C and Heat.
Parking Regulations
RV's, boats, watercraft, or
trailers are NOT allowed. Please park your cars in
the garage or in the driveway at the vacation homes. If
you are staying in a condo, please park your car in the
parking lot. The homeowner’s association fine is $100
for parked cars on the street. The penalty fine will be
deducted from the security deposit for violation of the
community parking code. In addition, cars are liable to
be towed. The homeowner’s association strictly enforces
the parking regulations.
No Subletting
The rental agreement has been made
between the reserving/responsible person and Mara Lee
Vacation Rentals. The agreement is not transferable to
another person/party/friends or family. The person
making the reservation is the responsible party and
acknowledges all policies and procedures of MLVR and
Resort Property rules and regulations governing the use
of vacation property, resort property and it amenities.
The reserving/responsible person must check-in, stay in
the property for the length of the rental period, and
check-out with on site resident managers.
Swimming Pool and Beach
During your stay, please familiarize
yourself with rules, policies and practices concerning
the beach, swimming pools and recreational facilities
and resort amenities. Please note: No tents, no canopies
and no pets are allowed on the beach.
Safety
It is the guest's responsibility to
learn about safety precautions, warning signs of water
conditions, and safety procedures concerning swimming in
the ocean, pool, and hot tub Jacuzzi. Children are not
allowed in the hot tub Jacuzzi due to safety reasons.
Good Housekeeping
It is prohibited to rearrange the
furniture.
The vacation property will be cleaned
to quality standards prior to your arrival and after
your departure. Maid service is not provided during your
stay. You are responsible for cleaning during your
stay and for leaving the property in good condition at
check-out. For example: wash the dishes, clean up
spilled milk, juice, candy wrappers etc. Clean up a
sticky floor. Put the iron and ironing board back in its
proper place. Take all the trash to the dumpster. If the
property is left damaged, unusually dirty and messy, you
will forfeit your security deposit and will be charged
additional fees to offset the expense of cleaning and/or
repairs.
Refrigerator: Please do not overload
the refrigerator with drink cans and bottles. Please do
not reset the refrigerator setting to a low setting for
a "quick cool" for drinks. This can cause problems with
the refrigerator and restricts the refrigerator from
cooling properly. If a service repairman is required,
then the charges will be deducted from the security
deposit. If the charges exceed the deposit, then
additional payment is required by the guest.
Washer/Dryer: Please thoroughly shake
out the sand from beach towels and swimsuits before
washing/drying them in the washing machine. Sand causes
problems in washer/dryers and a repairman may be
required. If a repairman is required, then the charges
will be deducted from the security deposit. If the
charges exceed the deposit, then additional payment is
required by the guest.
Please do not take the property's bath
towels or linens to the beach. Please bring your own
beach towels. If beach towels or other colorful items
are wash/dried with the property's towels/linens, then
replacement charges of the affected towels/linens will
be deducted from the security deposit. If the charges
exceed the deposit, then additional payment is required
by the guest.
Linens/Towels/Supplies. The property
provides basic towels/linens and starter supply of trash
liners, bathroom paper and soap. However, guests will
need to provide their own laundry detergent, additional
paper products and household supply items for their
stay.
Trash Disposal. Please place trash
in trash bags and dispose of trash at the dumpster at
the resort during your stay. Maravilla Resort homes and
Beach Retreat Cottages are offered EARLY MORNING trash
pick up on Monday and Thursday. Otherwise, please
dispose of your trash at the dumpster during your stay.
Prior to check-out, all guests are required to dispose
of all food trash and garbage at the dumpster located in
the resort.
The rental property must be left in
good condition. All soiled dishes must be washed in
the dishwasher or by hand prior to departure. Mara Lee
Vacation Rentals reserves the right to retain partial or
full security deposit for late departure, carpet
cleaning or additional housekeeping services due to
guest's lack of care or respect for privately owned
properties. Additional charges may apply to offset deep
cleaning, damage and/or theft. Please treat the property
with care and the neighbors with courtesy.
The vacation properties may have a
locked closet(s) that is reserved for storage for the
owner's personal items. The locked closet is NOT
included in the rental.
Routine or Repair Maintenance:
The management team and with the owners of the property
are diligent about the maintenance of the rental
property. However, in case a problem develops with the
property's appliances, plumbing or heating/air
conditioning, please contact on the site management
immediately. Management will respond quickly and
supervise the repair/maintenance. No refund or rate
adjustment shall be made for failures such as the supply
of electricity, water, air conditioning, telephone,
television or cable service, appliances, etc.
Resort Amenities and Property
Management: Maravilla Resort and Beach Retreat have
common areas such as private beach, pools, tennis
courts, hot tub, club house, parking lot and grounds.
Mara Lee Vacation Rentals manages only privately owned
condos and homes noted on its web sites. Mara Lee
Vacation Rentals has no control over the outside
environment of the resort property complex. Maintenance
and repairs concerning the pools, condition of the beach
and/or ocean or anything related to the outside common
areas of the resort complex are not the responsibility
of Mara Lee Vacation Rentals. The resort's property
management association is responsible for the
maintenance, repairs, safety and security of the outside
environment of the resorts. Mara Lee Vacation Rentals
does not refund any rent due to the resort's failure for
any reason to provide its amenities, safety or security
of the resort.
Severe Weather
We do not refund rents due to
shortened stays because of weather. Hurricane Policy:
We will refund unused days in the event of a
MANDATORY evacuation in our area. No refunds will be
given unless a mandatory evacuation order is issued by
local authorities. The day the mandatory evacuation is
issued, Mara Lee Vacation Rentals will refund to
currently registered guests any unused portion of the
rent from the time they check-out of the property.
Guests scheduled to arrive during a mandatory evacuation
may shorten their stay to come in after the evacuation
is lifted and they will be refunded any unused portion
of the rent. If you choose to cancel your reservation
immediately after the mandatory evacuation hurricane
warning has been lifted and the area is not accessible
you will be refunded the rental payment minus the $100
cancellation, $50 processing fee and the 11 % FL tax.
However, if no mandatory evacuation hurricane warning is
issued specific to the Destin area, and you choose to
cancel your reservation, you will incur the $100
cancellation fee, $50 non-refundable processing fee plus
applicable FL tax and loss of the reservation/security
deposit.
Waiver
Property owners, operation managers,
and Mara Lee Vacation Rentals, and owners of Mara Lee
Vacation Rentals, will not be held responsible for acts
of theft, vandalism, or other loss or damages to
guests/renters personal property or items left at the
vacation property. Please double check for all your
belongings before you leave the rental property. Mara
Lee Vacation Rentals is not responsible for items that
may have been left behind at the rental property.
Guests/Renters acknowledge that Mara
Lee Vacation Rentals, and owners of Mara Lee Vacation
Rentals, property owners, management, and contract
workers cannot be held responsible regardless of fault,
for any accident, loss, damage, injury or death suffered
by the renter and/or guests, members of their party or
any other guests which the renter/guest or their party
have allowed access to the property or resort complex,
regardless of said loss, is a result directly or
indirectly from acts of god, danger incident to the sea,
any body of water, fire, breakdown of machinery,
electrical problems, appliance, resort amenity,
equipment, acts of government or other authorities,
delays or cancellations of or changes in itineraries or
schedule or from acts of omission of any property,
property management, resort complex, power outages, road
conditions and airlines.
Guests/Renters will release and hold
harmless any and all parties involved with the rental,
management, operations and reservations of the property
and to release and hold harmless its owners and/or
representatives for any loss or damage to personal
property and/or for any injury and /or death. The
guest/renter further agrees to hold harmless Mara Lee
Vacation Rentals, Mara Lee Properties LLC, Mara Lee Inc
for any accident, injury or death that occurs on Mara
Lee Vacation Rentals premises, Mara Lee Properties LLC
premises, or associations with Mara Lee Inc or any
property that is rented through Mara Lee Vacation
Rentals.
Guests acknowledge that Mara Lee
Vacation Rentals serves as the agent of the property
owner. All monies are placed in an interest-bearing
account with interest payable to Mara Lee Vacation
Rentals.
